As someone who understands the realities of real estate math (ex. you cannot always built underground parking, even if it looks pretty), I draw plans that pencil out. In fact, with almost every plan I have a preliminary proforma open that challenges the feasibility of the design - this provides developers with Master Plans that hold up when being presented to investors.
